ICC Lettings are bringing a new and unique service to Norfolk, by bridging the housing gap. We are not the only organisation which offers guaranteed rent in Norfolk, as some local councils have offered this scheme to help the homeless. Also, one or two private letting companies offer guaranteed rent for the corporate and the higher end properties. We have positioned I.CC in-between these other two suppliers and will reference all tenants to achieve a standard of tenant that we are prepared to guarantee and/or guarantee the rent for the term, should they move on.
What we offer is not unique to other parts of the country, as other management organisations nationwide are prepared to take the risk and guarantee the rent for a period of time. After all, why should you take on the risk yourself?
Credit Crunch
In today's housing market the fall of property prices means that there are many people who cannot achieve the required sale price, so they are looking to rent out their property. Hence, an over supply of rental properties, which results in empty properties. This means landlords are losing good money on their investments. The letting agents are still referencing the same quantity of tenants, but have an unusual abundance of empty properties available. Thus, rents are decreasing.
Guaranteed Rents
We are able to achieve guaranteed rents by implementing our experience and minimising any risk. This we achieve by taking on only a limited number of properties in various sizes and in reasonable décor, and, in the right areas. These, we then marry up with the most suitable tenant, to achieve what everyone wants; i.e., getting the right tenant into the property, for as long as possible. The fact of the matter is that other letting agents and management firms are not prepared to go that extra mile and take on this risk, whereas, we will.
We are able to offer this service because;
We have very tight contracts with our tenants and a good legal representation to ensure that any losses we incur are minimal.
We will carry out periodic inspections to ensure the property is kept to an acceptable standard.
We have in-house maintenance, which understands the importance of returning a property back to a rentable standard of repair, as soon as possible.
